What investments can I access with Rocket Dollar's Direct Custody IRA?

Rocket Dollar's direct custody IRA uses services at American Estate and Trust.

Restricted Investments

American Estate and Trust (AET) custodies almost all investments that ERISA allows. However, the following investments are not administratively feasible.

  • Foreign Investments
  • Trading on margin
  • Life insurance (in IRA’s)
  • S Corporations
  • Real Estate in specific geographical areas: (listed below)
  • Florida, New York, Wisconsin, Michigan, South Carolina, Illinois, Tennessee, and North Carolina. This applies to direct property ownership. PPMs, LPs, or fund investments are ok. You as a client are investing in an entity in these structures, rather than asking a custodian partner to hold the property directly. If you wish to own a property as directly as possible in these states, please consider our IRA LLC product

Investments that are reviewed on a case-by-case basis

Regarding Cannabis Investments and ATM Investments etc., if they are structured like a Reg D, Reg A, PPM, or Note, etc. AET may be able to custody, pending an investment review.

Required Documents for custodian approval

Complete a Rocket Dollar Direction to Invest (“DOI”) Form, the Hold Harmless Form, and attach the following docs required per investment along with wire or funding instructions.

For pre-approval please submit all required documents up to seven (7) days prior for custodian review. Client signatures are not required for pre-approval, however, final custodian approval does require client-signed documents. Documents NOT submitted promptly will result in processing delays and possibly the inability to fund your investment.

Private Placement

  1. Direction to Invest (“DOI”) Form - printed & signed
  2. Disclaimer And Hold Harmless LLC Funding - printed & signed
  3. Full Private Placement Memorandum (PPM)
  4. LP (Limited Partnership) Agreement - signed by the manager
    1. LP Certificate if available
  1. Signed Operating Agreement
  2. Payment instructions for check or wire
  3. Signed Subscription Agreement with IRA titling, must also include:
    • Investment Amount
    • Custodian Address and Tax ID:
      • American Estate and Trust: 6900 Westcliff Dr. #603, Las Vegas, NV 89145
      • Tax ID: 20-8936642
    • The IRA Titling as the Investor should be on all docs and signature lines, and the account holder should sign all docs
      • "(Account Holder Name), Legal Owner Via Non-Trust Custodial IRA with AET" 

Deeds of Trust (“DOT”)

  1. Loan docs or Note
  2. Payment instructions for check or wire
  3. Lender information titled in the name of the IRA "(Account Holder Name), Legal Owner via Non-Trust Custodial IRA with AET"
  4. Including the following information:
    • The legal property information and DOT terms
    • Payment amount 
    • Principle
    • Interest 
    • Start date and end date
    • Signed and dated by the borrower
  5. Supporting Docs - DOT

Limited Partnerships

  1. LP (Limited Partnership) Agreement- signed by the manager
  2. LP Certificate (If available)
  3. Payment instructions for check or wire
  4. Full PPM
  5. EIN SS4
  6. Signed Company Operating Agreement
  7. Signed subscription agreement with IRA tilting "(Account Holder Name), legal owner via non-trust custodial IRA with AET,"
    • Include AET Custodian Address and Tax ID:
      • American Estate and Trust: 6900 Westcliff Dr. #603, Las Vegas, NV 89145
      • Tax ID: 20-8936642
  8. A printed & signed "Disclaimer And Hold Harmless LLC Funding" form will be required as well

Loans/ Promissory Notes

Supporting Loan Documents will depend if the loan or note is secured or unsecured, please refer to the Secured and Unsecured instructions below the document requirements listed.

  1. Loan docs or Note: Lender information titled in the name of the IRA "(Account Holder Name), Legal Owner via Non-Trust Custodial IRA with AET"
  2. Payment instructions for check or wire
  3. Including the following information:
    • Account Holder Name Asset/Interest the note is secured by
    • Payment Amount 
    • Principle
    • Interest 
    • Start date and end date
    • Printed/ Signed and dated by the borrower
    • Supporting Loan Documents (See Secured and Unsecured Loan Below)

Secured Loan

  1. Secured Loan supporting docs regarding the security of the loan
  2. If the loan is secured by a property, then a mortgage statement and deed
  3. No Hold Harmless required

Unsecured Loan/ Promissory Notes

  1. Reflecting the borrower's information on payment amount, principle, interest, start date, and end date
  2. Printed, signed, and dated 
  3. Loan docs or Note - Lender information titled in the name of the IRA “(Account Holder Name) Legal Owner via Non-Trust Custodial IRA with AET"
  4. A printed, signed, and dated "Hold Harmless for Loans (Highlighted)" form will be required as well
    • Clients must fill out the highlighted sections by clearing the info between the arrows and inputting the information specific to their account and investment

Real Estate

Please share with the Realtor & Title/Closing Company.

  1. Payment instructions for check or wire
  2. All investment documents must be titled in the name of the IRA which is:
    • "(Client Name), legal owner via non-trust custodial IRA with AET" and use the custodian's EIN: #20-8936642
  3. If there is earnest money needed, it must be stated in the initial purchase agreement
  4. You will need to submit a separate request for both the EMD and the final purchase
  5. We will need the final HUD/Closing or Settlement statement for final funding
  6. The amount on the closing statement must match the amount on the DOI including all final closing costs

Below is a list of the documentation needed (A-E). Please have your funding instructions ready, complete the attached/listed documents, upload and submit for processing:

A) DOI (Direction of Investment)

  • Please be sure to complete all sections. (Except 5d and section 6, as they do not pertain). Print, sign, and date
  • Please include the DOI paper form attached if the business is submitting docs on behalf of the individual account holder
  • If the account holder is submitting the documents using their online account, the paper DOI form is not needed

B) Buyer and Seller Hold Harmless Form(s)

  • Each form must be completed with account holder information, buyer or seller selected depending on which is signing, the property address, and be signed and dated
  • One must be completed by the buyer and one by the seller
  • The seller can sign electronically, but the AET/Rocket Dollar account holder must print and sign with a "wet signature"

C) Purchase Contract

  • With Earnest Money (if required)
  • Handwritten signatures required

D) Executed Settlement Statement & Deed

  • Final closing costs
  • Handwritten signatures required

E) Mortgage or Loan Documents (If you are taking out a loan)

Please note that you are responsible for overseeing and ensuring that we receive all the documents listed above for Rocket Dollar/AET to be able to process your request accordingly. Lastly, once we receive your request, we'll need at least 3-7 business days to review/process your request, unless your investment has been pre-approved.
